Cap Rate Data by State / MSA

Hi all

First, let me thank everyone that reads/posts on this forum - your insight has been incredibly helpful! Quick question for the group: I found industry data showing housing price appreciation by state and MSA, both recently (last quarter, last year) and more historically (5 year, since 1991). The report is helpful for a flipper or rehabber, but a little bet less relevant for income-oriented rental owners. Has anyone come across market information on cap rates across various states / MSAs?
