Month to month rental agreements

I’m working on my first rental agreement. There’s a few areas I need advise on how to word appropriately in the contract:

1. Pets - they will not be allowed to have pets living their. They may have pet (likely dog) visitors for short periods. How do I articulate that in a clear, concise way?

2. Should water heater and whole house water filtration system be added to “furnishings and appliances” along with things like refrigerator in the premises description?

3. There’s currently some furniture in the house. It will be removed over time after the tenant moves in. Has anyone been in a similar scenario and how was it articulated in the rental agreement?
