Leasing Property to Solar Company

I have been approached from ENXCO Solar company and they would like to lease my property of 20 acres located in Lancaster California. They initially offered 10k a year. I did some research but still confused and im wondering if i can negociate a better deal. This lease is long term for 34 years. Im in dire need with some assistance with this matter. Has anyone here dealt with this situation before. Any help will be greatly appreciated.
