Steps to rent condo unit

Hi,

I am new to this business. I would like your advice on dos and don’ts and what to look for in tenants and rules to go about it.

I am in a process of buying my first rental property in NJ. I am creating an LLC. Should I buy it with cash and then change it under LLC and go to bank once I have rented a unit or go now after creating an Llc and just put down payments from my pocket.

Also is property manager a good idea to start with? I am going to continue with right properties to buy going forward.
