When and if to exit from a rental property

Hi Everyone, I have to admit I have not spent much time on here lately, but am going to try and get more involved. We currently have a few properties in an area (Hammond, IN) which has had a little more appreciation then expected.  The area seems to have promise for the future.  Public transportation to Chicago is increasing and more people appear to be moving to the area.  People coming from Illinois are increasing the prices and rents nicely, however, stats show the population is decreasing.  It is a C, C- area in my opinion.  So, obviously the future is unknown.  How long do you roll the dice?  The intention was cash flow and they do cash flow decent.  If I sell, not real sure where I would re-invest the money right now anyway.  Probably should hold?  I don,t know.  Suggestion and ideas are appreciated.
