1031 Alternatives to funding a new property

We own four rentals, three of which are paid off. We'd like to buy a duplex, but do not qualify for a traditional loan due to underemployment right now. We can do a 1031 exchange and purchase a duplex that way, but it means selling a unique, easy-to-rent property. Any suggestions for alternative funding?
