renting out 4 bed 2bath vs 3/2

Hi All, need your expertise here. I have the opportunity to buy a 4/2 SFH. Everything I own and rent out is 3/2. This four bedroom would cost me the same as a 3/2, and about the same square footage (and i'd need interior paint). My question, do you all see much demand for 4 bedrooms to rent? In my area, once you get above $1500 a month for ANYTHING it seems, your entering the zone that most won't consider. Comps in the area show I may get $25 a month more for 4bed vs 3 and seems to rent out just as quickly as 3 bedroom. Anyone found that 4bedrooms just aren't worth it? Any advantages or disadvantages you've experienced? Does it only attract people looking to move more than one family into the house?
