Landlord rights RE property damage
I have a mixed-use building with 9 residential units. One tenant has had a cat for several years even though we do not allow pets--manager dropped the ball. We are not renewing her lease. The cat smell is very strong in the common areas--front and rear stair wells and laundry room directly beneath her unit. I am worried that the odor has penetrated one of the commercial units (a bank). I need that smell remediated right away. It is offensive to the other tenants and I am worried that the odors will penetrate deeper into the building.
My question: Do I have a legal right to access her unit to have the "damaged property" repaired by removing the carpet throughout her unit and begin deodorizing the unit?
