Working in on site Property management

I'm currently in the process of obtaining my real estate license in Oregon.  I'm living in Eugene and wondering if anyone has any information on what it's like working as a property manager in the area, and in general? I'd like to work as on onsite property manager while selling real estate in the area and am curious if anyone has had any success doing the same.  

If so what are some of the pro and cons you've discovered? 

What tools and systems have you been using to streamline you life? 

Any recommendations on skills to focus on that would be helpful for someone that is just starting out?
