tenant broke lease and hasn't returned keys

The tenant moved in June, she's been problematic but nothing major, her attorney emailed to say she's moved and is wanting her security returned. I have damage and no keys, how long do I have to wait for her to return keys?

I agree with Greg M..... follow the state laws, but in general they are often 30 days to return the deposit....IF they have one......
Just need to figure out how much she owes on lost rent, damages, re-key etc and do the math whether she owes you or you owe her deposit . Prepare an itemized list and balance sheet and submit it to her attorney .... ASAP
The fact that you were contact by her attorney is an indication of the quality of the person you are dealing with :)
