Billboard leases and income

We just purchased a property with a Billboard lease on the property.  The lease is for 15 years with monthly income of $91 per month.  The current lease which looks like does not transfer to the new owner.  Billboard is in a good location one of the major entries into Chico.  The monthly income seems really low to me.  We do not mind the term but it should account from some increases for inflation in my opinion.  Anyone have experience dealing with billboard companies?  If we do not come to terms can we just have them remove the sign?
