Proof of Renters Insurance
I am now requiring all tenants to get renters insurance. I requested proof of insurance from a tenant and they gave me a policy number (no copy of the policy or anything). Do others require a copy of the actual policy? How could I even verify this policy number?
Also does anyone periodically check to make sure tenants are maintaining their policy? If I were to make them add me as a beneficiary to there policy would I be notified when/if they cancelled their policy?

Require them to add you an an Additional Interest (not Additional Insured). You will receive proof of insurance from the insurance carrier and notice of cancellation should they not pay for the policy or cancel it.
