How to write a lease for a spare bedroom rental

I’m closing on a single family twin home tomorrow that i will be fixing up. It needs work but i have a mutual friend who wants to rent a room for cheap while the construction is going on. He doesn’t mind the house being worked on while renting there. I will also be living there. Does anyone have a house hack one bedroom lease sample for me to look at?
