Received Multiple Rent Offers in 1st day

Hi everyone! Just finished remodeling my first investment property for a buy and hold yesterday. I put the house on the market last night and I have now woken up and received 3 heavily interested people.

The problem: this seems a little too good to be true, seeing as how we priced ourselves close to the 3 bedroom 2 bath rent comps when our home is a 2 bed 1 bath. 

Is there a popular scam going around or things I should be hesitant about? I mean, if they go through the application and I run their credit, background, and eviction history then I should be solid, right?

By heavily interested, 1 is saying they have cash right now to throw down and needs to move in ASAP from a different state. The other has their realtor contacting asking for $50-$100 off rent and about to fill out the application. The 3rd is saying they're ready to move as well.

This is my first time doing this so I'm interested in everyones thoughts. 

Maybe I should bump up the rent? Or be happy we are meeting our high end of expected cashflow and take it. I don't know.
