Loosing last month, how you all deal with this?

I have some 2 and 3 bed properties and I have a problem that is recurring. Tenants always not paying last month rent and vacating without notice, almost always without cleaning and minor damages. That's causing me to take care of all repairs.

What do you do to avoid this situation? How to prepare for this?
