New Georgia Bill (HB-346)

Hello All,

I was wondering if any Georgia landlords are familiar with HB 346 that went into place today (7-1-2019) and what are your thoughts.

Georgia has been known to be a landlord friendly state and this bill seems to swing the pendulum a bit. I understand this bill helps to deal with slumlords who fail to fix major issues but I feel it will hurt many small time quality landlords.  

If you are familiar with any code enforcement, you know that even if you had your property inspected by 100 different code enforcers and fixed all problems, that the 101st inspector would still find and ding you for code violations.  

What do you think will be the result of this new Bill?
