PA-Delaware county eviction

Hi,

I have this tenant from from past 4 years but they have been partially paying from last one year and not catching up balances. Now my patience limit has crossed and balance has grown enough to scare me.

Recently tenant also said to me that you can go for judgement and they are well aware of tenant laws, basically telling me I can't kick them right away.

Lease ends in August, but how do I start the eviction process?
