Monthly maintenance expenses

Hey guys, I know every market is different and it depends on the house, upgrades, etc. but just looking at getting my first place and am planning to house hack while going to school. I’m running some numbers on the bigger pockets calculator and was just wondering what a good rule of thumb would be for setting aside monthly expenses and capital expenditure? What percent of the rent would be a good idea to set aside for the month? Thanks for the help!

Budget aside:
  • 5% Vacancy
  • 5% Repairs
  • 5% CapEx
  • 8-10% management (probably doesnt apply for you here)
  • Mortgage, Taxes, Insurance
