Help with first Long-Term Property Managing to students

Hi, I'm a Realtor in Washington County and have experience with managing short term rentals but now me and my wife are planning to do some house hacking and renting out the upstairs of our house to Students.  This is my first experience doing a Long-Term Rental and would appreciate anyone that has any helpful tips for me.  Especially about:  Where/How to create rental applications and lease agreements,  Lease Terms for College students, or anything thats just good to know when renting to College students. Thank You!
