Listing 3 BRs under one offer

I am currently occupying a master bedroom with 3 other rooms in my house available to rent. The 3 rooms all share 1 bathroom. I am thinking of listing all rooms together for $1500-1600 on Craigslist and other platform.

I thought of offering the tenant the option to AirBnB the other rooms if they'd like to reduce their rent amount.

Has anybody tried this method?
