Mini-Split vs. Window Unit
Hi all,
I am currently in the process of rehabbing a duplex that is Masonry Brick. Currently there is no heating or air and previously there were window units in the living room. The units are 550sqft a piece. I originally thought to install a single head mini split in the living area so the window would not be blocked to heat and cool the units. The approx. cost of the mini split is $1184.00 per unit without the cost of install. The cost of a similar window unit (with heat function) is $799. My current tenants have been calling this week about the HVAC unit in their SFH due to the high heat index. This has raised the question of do I want to deal with constant calls to the HVAC pro to diagnosis and repair the mini split, or simply install window units with a warranty and call the warranty company if there are any problems. Just wondering what would be the best action to take in my rentals while I have this option.

Depends on the quality of the unit and the neighborhood. If window units are common for that area, I would go with window units. I've seen window units capable of cooling up to 800 sq.ft. for much less than the price you're looking at.
If you're in a nicer community and these are nicer rentals, you should consider the split A/C. It generally works better and quieter, looks nicer, doesn't block the window, and there's less risk of damage because the tenant isn't moving it in and out of the window.
