Property management software vs spreadsheets?

Hello everybody,

Wondering what would be the best option for us.

Currently, we have 3 rental multi-family properties, totaling 10 apartments.

We use Quickbooks Online for our other businesses but we are wondering if we should just use Google Sheet spreadsheets for the rental properties. I'm not sure whether it's worth it at this moment to pay for the software to keep track of income, expenses, etc. or just use Google sheets for that until we grow more.

I just want to get some insight.
