rent my townhouse pull out equity of 325k to buy next house

I want to rent my townhouse. Located in Delray Beach Florida.  Located in a waterfront community. The property is not waterfront. But docks  are available to over 60'in length.  The property is also 2000 ft.² not including the double car garage. The property also has four car parking in the driveway. That totals six car parking. Also has a nice backyard with an inground Jacuzzi and a large wooden deck and grass. The large dockage and no waterfront taxes were the reasons we originally bought here. . I want to pull the equity out. Of about 325,000. On a $425,000 property.  I want to rent this property. And buy another home with the $325,000.  Our townhouse is owned free and clear. We only have some fixed bills such as maintenance and taxes.  When I say maintenance I mean the H O A.  My main  dilemma right now is how to rent this property? I've never done it before.
