Calculator for long term projections

Derek Montgomery
Posted

Hi everyone,

I’m relatively new in the game, but I really enjoy dreaming about the long term potential of real-estate investing. I have been looking for a calculator to have some fun with what long term projections may look like. I have been having trouble finding what I am looking for.

I am imagining a tool where you can set a purchase price, down payment, loan terms and cash flow info. There are hundreds of calculators for this already. What I would like would be for the calculator to assume that i use any available equity and cash flow to purchase more identical properties, then factor them into the equation.

I know it wouldn’t likely be perfect but at least get a long term idea on how fast I could acquire similar properties over time without injecting any new capital. Any suggestions?
