Tenant wants to break Lease

My Current tenant just Renewed her lease on May 1st . She signed a 6 month lease and paid rent for the Month of May. However she now wants to break the lease because she claim she has lost her job. She plans on moving out by the end of this week and said there are Minor damages. With that being said I still have her security deposit and last month rent. By law do I have to refund the last month rent and security deposit due to such short notice ??
