How to ensure tenants take care of my property

I am in the process of renting my house and would like to do all the due diligence to ensure minimal property damage. I intend to sell my house after a couple of years of renting so how do I ensure that my property stays in good condition? Also, I won't be in the capacity to physically monitor my property as I am relocating overseas. Although I have a very reliable cousin who has agreed to take care of matters I would still want to do whatever it takes to ensure that my house stays in good condition. General wear and tear are understandable but I know some tenants can really damage your property so I want to be covered. Any feedback would be much appreciated.
