Lease Language and Move In Check List

Hey I have owned a few properties for some time . I am an investor in Philadelphia and recently got a section 8 tenant. I am rusty on it but we sign a lease this week.  I want to really streamline this process , Im looking for some help or checklist you all may use when renting a unit. 

Also are there any things you add to you lease that may not be in a standard lease?  I have a phone call in to my attorney but want some input. Thank you
