California Associations of Realtors Rental Lease legal usage

Hello,

I am currently in the process of obtaining my first investment property (quadplex) in Southern California and have been working on trying to get the right rental lease agreements to give to the inherited tenants as well as new prospective tenant that will be taking the one vacant unit in the next month or two. I found this form below:

I was wondering if I would be able to use this form or is it only to be used by someone who is part of the "California Association of Realtors". Appreciate on feedback or help on this!
