Returning security deposit before lease end

My cousins rent. The landlord wanted to sell the house and kick out the tenants (my cousins). So I bought the house and told them they can stay. At closing, the seller gave me $2100 for the security deposit as part of a credit. I want to give this money back to my cousins and not keep a security deposit. Can I just write them a check?

1. I know I know, I should keep a security deposit.

2. I don't even have the money in a separate bank account yet. Since it was a credit, I basically just brought $2100 less to closing..

3. We are in NJ if that matters.

Any advice on how to proceed with be great.
