Applicant retired and getting divorced

We have an applicant who is retired AND in the midst of a divorce. We seek advice in how to qualify since the divorce settlement is incomplete. Much of the assets including their current home are in both their names. Further, they have owned property together for the past decades so there is no rental history. How would you qualify this applicant? We will of course do a credit check and look at the assets but will we be able to get an accurate picture given these have been co-mingled for so long? Any suggestions on what to ask for/about?

@Jeff Kaplan  he doesn't have any rental history because he's been paying a Mortgage. Why not ask him for a 12-24 month history of those payments before you reject him. If he's retired, what type of monthly income does he receive and ask him to document if she is entitled to any of it
