Large lot, small house

I've seen some posters on this site mention that they buy mostly "for lot size".

Does this logic apply to rentals? There are many houses in this area that were built shortly after WWII where the house is small (less than 1000 square feet) but the yard is quite large.

(My method so far has been to go strictly by the 50% rule and the amount of monthly income I can be sure to get from rent.)

I buy based on numbers, i.e. the financials. Here in Utah, that means bedrooms. A 3 bedroom 600 square foot place will likely rent for more than a 2 bedroom 1,000 square foot place. They pop out kids like rabbits here and need places to store em!

When shopping for my primary residence I saw a house that had a basement turned into 8 bedrooms... there were 14 beds in the basement. Started to feel more like a compound than a home :)
