What decade(s) do you prefer for your real estate investing

When I invest out of state I prefer 1980 and newer.  In L.A. and the greater L.A., it really doesn't make much of a difference.  I have had homes in L.A. and Long Beach built in 1920s that was both very desirable homes because of their location.  I have seem eyesores become jewel here in the L.A. metro.   Also what price point do you prefer.  I have preferred $50k and less out of state. As I grow my portfolio, I'm increasing to $100k.  So how do you prefer to build your portfolio?
