Am I getting all the rent?
I have a property management firm that has been pretty good, but the rents for properties that we've given to them have come out on the low end of the market. This could be totally legit, but it occurred to me that it would make a pretty good scam if they wanted to keep some of the rent - I've never met the tenant, never seen a rent check, and a copy of the lease could be changed easily.
How can I tell for sure if they're sending me all the rent?

Why not pick out a few of the leases you have and call the tenant?
Tell them you are auditing your management company and ask them some simple questions, one of them of course being their monthly rent.
If everything checks out, maybe you need to chat with the management co and let them know what you are expecting the rents to be.
