For those of you who actively choose to invest in high crime areas, what do you make sure to factor into your numbers?

-higher vacancy

-higher possibility of turnover

-hiring a property management company with skill and experience in that area

-more repairs/maintenance during and after

-tell me more [please and thank you!]
