How to determine repairs rate and cap rate?
I'm just starting to get into the rental business and I'm trying to figure out what figures I should use for estimated repairs and cap expenses as a percentage of the rent or house price. I assume something in the lines of X% if built between Y and Z, A% if built between B and C, etc... would be good enough for quick evaluations?
...and by quick evaluations I mean: what should be the ballpark numbers that I should use to know whether it makes sense to continue digging deeper into one opportunity vs just skipping and going to the next one?
