Best Property Management Platform as you grow in size???
Hi BP,
As I continue to grow in size I am realizing that cozy.co is getting less and less convenient. Yes it is free, but i'm looking to reduce time/ put systems into place as I continue to grow!
I will be closing on a 5 unit at the end of March making it 22 units and still scaling slowly!
So my question is, what platforms are you using/ seeing are best for larger portfolios? Here are some of the perks that i would like :
-Security / Background checks
-Automatic listings to be able to post on social media platforms
-Auto listings to be able to put on website to get automatic rental applications
-Auto Late Fees

It seems like there are several platforms that work for landlords with just a few units, and lots of platforms for landlords with hundreds or thousands of units, but not quite as many options for landlords in the middle.
- Avail - Probably my top recommendation - they definitely support listing syndication to all the top third-party websites. I'm not sure if they offer custom marketing websites, and how you might automatically syndicate to one. They offer payments and presumably late fee support. Pricing looks to be just over $60 / mo for 22 units.
- RentecDirect targets landlords of similar size as Avail. Pricing looks to be around $45 / mo.
- Yardi Breeze is a new platform built by Yardi, which generally specializes in the largest of the large buildings and portfolios. They might be a bit more feature-rich than Avail, but their minimum is $100 / mo, so a bit more pricey. It looks like they also don't offer custom personal websites, but definitely syndicate to the top rental websites for you.
- Buildium is another good option - their "Core" plan would be $63 / mo, but under that plan there are some additional fees for each e-signed lease and on payment processing. Generally they target portfolios larger than 22 units.
There are lots of other platforms out there, but these are the ones I'm more familiar with. I'm sure other users can offer more suggestions.
There are also platforms that specialize in building great websites and automatic syndication to top rental websites, without the property management software functionality like rent payments and late fees. Another good one is PropertyManagerWebsites.
