Buying a Property Management Business

I am looking at buying a PM business that is currently managing just over 100 units with a average rent of 1,600 per unit. I am trying to determine the valuation for the business and what we would offer on something like this. I expect that the business is bringing in close to 14,000 per month. Also, does anyone know what the average business loan terms would look like? How long would the term be and what would be a average interest rate on something like this? Required down payment percent? Any information would be greatly appreciated. Thanks in advance.
