Existing lease in place on one garge unit & adding another unit?

Central Mass area,

Looking at purchasing a 3 or 4 unit property with some sort of garage for myself as I plan on house hacking and require a garage for my toys / sanity etc

Property is one steel garage, one single family house and one two family house on the same lot.

The 60x60 steel garage has a current lease in place. Do I need to honor the lease, same as if it was a residential unit with a lease in place ?

Also, within the two family house there is a separate 3 room office, that could be portioned off into another unit by itself. If I secure the first mortgage as a 4 unit property. Will I run into trouble on the refinance in a year or two if it is then a 5 unit property?

This will be my second house purchase and my first house hack, going for an FHA loan and a refi after a year or so to move onto another FHA loaned property.
