Gaining Access to a Home With a Tenant
Hey everyone, I'm about to close on a wholesale deal and everything has gone smoothly thus far but I have a concern that I may or may not face that I'd like to prepare for. The home I'm looking to get under contract currently has a tenant that has lived there for 7 years and her rent is well below market value. The owner really likes the tenant and gave them 2 weeks to secure their own financing to purchase the home before deciding to sell to me. The tenant has not put in much effort and is very poor at communicating to the owner so I fear this behavior will transfer over to me. I'd like to tour the home so a contractor can make estimates and I can take pictures, so my question is what should I do on the chance the tenant does not allow me access? Even if the inside is completely trashed I feel as if I can still make a profit but I'd rather have accurate repair costs so I can get top dollar. Cash for keys is always an option but I'm curious as to if this can be avoided and/or if any of yall had a similar experience?
