Leases when buying a rental property

Hello,

If someone buys a rental property with tenants can you give them a new lease contract or you have to wait until there lease ends which they had with there previous lanlord or can you modify there previous lease or give a them a new one when you aquire the property. Like can I change the rent price or implement my lanlord policies as soon as I buy the property or do I have to wait until there lease expires? The property is in California
