Hazard home insurance for a Short term rental property

Hello Short term rental property owners,

What risks insurance companies see when they have to insure short term rental (STR) properties? I am in the process of buying one. When I approached my insurance agent, they were asking me several questions about the property such when the plumbing is done, electrical work is done, AC is done, etc.

Do they see the risk of extended non-occupancy or some thing else? Can you please provide some insight? 

Also - who is the best company or companies that are friendly to STR properties?
