Memphis TN, which utilities are tenants paying & landlords paying

Hello all, I am just learning about rental property investments and I would like to know what are the common utilities that tenant are paying and which are the utilities landlords will need to pay in the following cities?

I am mostly interested in Memphis TN area but also looking into Little Rock, AR.

I am hoping in few months to try to get a rental property but just trying to understand and learn more about it for now.

It isn’t usually city dependent but rather individual property dependent. Any combination works but know that if you pay the utility figure on about 30% higher than if they pay for them. Generally it is best that the tenant pay all or as many as possible so you can control costs. When you pay for them there really is no way to control them.
