Apartment Lease Expiring

I have an inherited apartment lease in Massachusetts expiring at end of May. I want to notify tenants at least 2 months prior to expiration that I plan on increasing rent as the new owner and with a new lease. This way they can have time to look for another place if they decide not to stay. Are there other steps I should take to protect myself here?
