HELOC for multi-family in Texas

I own a duplex in Dallas, Texas that is owner occupied and homesteaded. 

I have owned it for 6 years and am thinking about doing a HELOC on the property. The larger banks I have talked to do not offer HELOCs on multi-family properties. Is this true? Any inside would be greatly appreciated.
