Newbie investor trying price rent on my first rental property.

Hey guys! I am moving and want to turn my current home into a rental property....this is my maiden voyage into investor real estate. A little background; the property was listed with an agent at $200k a week ago but was never verified by a bank at that price. We owe $115k on it currently but are going to refinance it into a 30 yr mortgage at $140k and put the rest down on the next house. How do we begin the process of establishing a rent amount to charge on this? Thank you in advance!
