Buying new vs 20 year old house at the same price

hello Everyone this is my first post.

I'm trying to purchase a property, move there for 1 year (so I can get a good interest rate) and then turn the property into a rental. I Live in Las Vegas, NV.

I have two prospects both priced a t 305k, old house (2001) has 4500 sqft lot, located on the corner of peace way and hualapai.

 the new one has 3500sqft lot, on corner of Diablo st and Forth apache. both are 3 bedrooms two baths. 

My only concern with the new property would be crime.

Which property would you buy?
