Pre-lease agreement for Vacation Rentals?

Hello everyone,

I wanted to share my ideas with you and ask for your advice and any ideas or thoughts.

I currently own 3 apartments in a 55+ community in Florida where every year many snowbirds come during winter to spend a few months... to rent a unit they need to register with the association --this is a 15-20 days process. The association does NOT allow Airbnb or similar as they require this registration process.

My idea is to improve this process while attracting more snowbirds to my properties through a website where they can sign a pre-lease agreement -with me-, select dates, and make a  refundable deposit. Then, access all the information and initial documents to start the registration process with the association.

This will help me attract new snowbirds through online presence, filter customers who are really interested (deposit), and expedite a little the registration process by providing the initial forms and requirements directly in my website.
