Lease to own suggestions

I have a house that I bought for $87,500. Wanted to put about $60,000 into it but went over budget about $12,000K with unexpected expenses. ARV is about $179,000. I have new everything in house so it will make a great rental. Also it is close to where I live so easy to manage. Anyone have any recommendations on lease to own and how to handle down payment and terms. Lease number for this size house in that area is about $1,500 on a standard one year lease. Usual for our area is one month deposit. Have never done a lease to own however. Feedback is appreciated.
