To duplex or not to duplex

How do I know if my area is good for a duplex ?

I see several apartmant style properties , but not sure if the town is good with duplexes.

My issue :

If I have a city lot that is zoned for duplex or SFH and is big enough for either one.

The idea is a duplex will bring in 6-700 a side or a large SFH will only get 9-1000 .

But how do I know if the town will sustain the duplex?

I've done a few SFH new construction but dont know if I should step up to duplex.

Any advice is welcomed

@Darrel Henegar Instead of a duplex why not a cute ADU cottage? That's gives buyers more options and privacy. A place for an elderly parent or young adult child? An Airbnb? Supplemental rental income? Multi-family doesn't have to mean attached to each other.
