Buy and Hold Financing

I'm in the San Antonio area and interested in Buy and Hold Rental Properties. I'm trying to get advice on how to finance a buy and hold if purchasing from foreclosure and preforclosures. Would the method be Hard Money and Refinance? Please someone with experience clarify the best method, please.

@Romeo Agnew hard money or private lenders (friends, family, and associates) will generally be your best bet. This will work for pre-foreclosure or for bank owned properties (REO). However at foreclosure auctions it may not be practical to bid unless you have cash. The logistics of getting a loan on an auction property can be difficult.
